Dear Friends, Family and Colleagues,
Welcome to our 11th edition of Velasco Chronicle and Buzz. We hope this newsletter finds you and your families healthy and safe as we now move into our 11th week of Shelter in Place. We must remind ourselves that staying home = saving lives, and we must keep a positive attitude moving forward. We at JVG want to continue to spread good vibes your way.
In our monthly newsletter, we have always shared local activities in the three counties; San Francisco, San Mateo and Santa Clara.
As most businesses are closed under SIP, we wanted to share our favorite virtual activities online. We believe that we as a society need more than just the virus news daily, and must focus on what we can control. We need comfort, friendship, and activities that will help us escape from these troubling times.
Here are a few activities we researched that will help us get through this next month of SIP.
As always, we have included our up to date Compass Market Reports from Patrick Carlisle, Compass Chief Market Analyst.
Also, below are our Active/Coming Soon Listings, and Listing of the Month. This month's listing is really special as it's our very own JVG home. Elena Licari and her husband Tony Licari designed and remodeled in Los Gatos, known as 17203 Deer Park Road.
At the end of our newsletter, we have provided a segment of frequently asked questions regarding buying or selling during Covid-19.
There has never been a time in history where people have depended so completely on their homes as they do right now. It's never been clearer how much the work we do MATTERS. The work my team and I have already done and will continue to do has allowed my clients to be in the right home for them during these challenging times. We mentioned in last month's newsletter and will repeat that right now, HOMES, are becoming classrooms, exercise rooms, restaurants and even quarantine rooms . Homes literally are saving people's lives.
The government lock-down on real estate sales loosened 2 weeks ago — allowing construction to be essential, meaning our very own developments and contractors are back to work. We are also equally excited that us realtors are able to show occupied homes with occupant permission.
We at Joe Velasco Group are continuing to promote our virtual open houses, doing all we can to minimize touching and practicing social safe distancing. We will continue to follow safe protocols established by the CDC and local governments to ensure safety for all.
You may have more important questions like, what is the right home for you, the right neighborhood, the right community, or what are the dreams for the experience around the home? JVG is always here to answer your questions. We look forward to connecting with you soon over ZOOM. Until then, enjoy!

So brilliant is the sunshine on display in this panoramic tour of the Bahamas that you might be tempted to put on sunglasses (or at least dim the brightness of your screen). South Bay home prices are holding up, but Covid-19's impact on the market is being felt in another way
|
Hello, I wanted to share this interesting article quoted from the American Business Journal, author By Jody Meacham:
"Almost three months into Covid-19 sheltering, home sales data that begins to reflect the impact of the pandemic is coming into sharper focus.
In the San Jose metropolitan area, the statistic that stands out most prominently is how long it takes to sell a home these days.
Compared to mid-May in 2019, the average home here now takes 10 days to longer to sell, a 37% increase from last year’s 27 days on the market.
That’s just slightly larger than the average 33% increase of all the nation’s 100 largest metro areas. But it now takes an average of 55 days for a home to sell nationally, the longest average time on the block since 2013, so local homes remain among the nation’s quickest sellers.
“Buyers and purchase interest are fairly high, and that's coming from what's typically a good job market,” said Javier Vivas, director of economic research for Realtor.com, which compiled the statistics.
April unemployment reached a record 12% in the San Jose metro area, according to the California Employment Development Department. But that statistic is misleading when it comes to affecting the housing market because the unemployment is driven by the pandemic and the shelter orders it generated, not existing economic conditions.
Current unemployment is heavily concentrated among food service, retail and other service workers who, because of the region’s enormously high housing prices, are typically not in the home-buying market under any circumstances.
“We have that strong tech sector that seems to be less impacted by the initial conditions compared to the service industry and some of the other essential industries,” Vivas said, and tech workers are largely still employed and working from home.
At the same time, the 30% year-over-year decline in local listings is almost the same as the decline in buyers, who’ve been limited in their ability to tour homes. So, asking prices are flat for Silicon Valley, rising only 2% over last May"
