Velasco Chronicle & Buzz
May 2020
|
Dear Friends, Family and Colleagues:
Welcome to our 10th edition of Velasco Chronicle and Buzz. We hope this newsletter finds you and your families healthy and safe. As we shelter in place for yet another month, we must remind ourselves that staying homes = saving lives, and we must keep positive momentum moving forward. We at JVG want to continue to spread good vibes your way and continue to hope/pray your family is safe and healthy.
In our monthly newsletter, we have always shared local activities in the three counties:
San Francisco,
San Mateo and Santa Clara.
With most business being closed under SIP, we wanted to share our favorite virtual activities online. We believe that we as society need more than just the virus news daily, and must focus on what we can control and what makes us happy. We need comfort, friendship, and activities that will help escape. Here is a few activities we researched, that will help us get through this next month of SIP.
As always, we have included our up to date Compass Market Reports from Patrick Carlisle, Compass Chief Market Analyst. Also, below are our Active/Coming Soon Listings, and Video of the Week (2019 JVG Year in Review).
At the end of our newsletter, we have provided a segment of frequently asked questions regarding buying or selling during Covid-19.
There has never been a time in history where people have depended so completely on their homes as they do right now. It's never been clearer how much the work we do MATTERS. The work my team and I have already done and will continue to do has allowed my clients to be in the right home for them during these challenging times. Right now, HOMES, are becoming classrooms, exercise rooms, restaurants and even quarantine rooms . Homes literately are saving people's lives.
The government lock-down on real estate sales loosened 4 weeks ago — allowing agents and other professionals to be deemed essential workers. New strict Bay Area guidelines still ban open houses and close contact. We at Joe Velasco Group are promoting virtual open houses, doing all we can to minimize touching and practicing social distance. We can only show vacant homes and are following strict protocols established by the CDC and local governments to ensure safety for all.
You may have more important questions like, what is the right home for you, the right neighborhood, the right community, or what are the dreams for the experience around the home?
JVG is always here to answer your questions. We look forward to connecting with you soon over ZOOM. Until then, enjoy!

Netflix and Chill
Sure, by now you’ve probably completed Netflix, b
ut have you tried it in multiplayer mode?
It’s called Netflix Party, and although it’s not an official Netflix product, it seems to work fairly smooth. The idea is relatively simple: a party ‘host’ downloads the extension, and it provides them with a shiny ‘NP’ button in their browser. They then head to Netflix, select a film/show, and then hit that button. It’ll provide them with a shareable link to send to anyone who wants to join in (so long as they have a Netflix account, of course).

With the beauty of modern day technology, we are able to travel to different parts of our country through VR tools and online virtual tours.
See a few of our favorites below!
|
Bask in cherry blossoms and sunlight (*sort of*) by virtually exploring the 400-year-old Shukkeien Garden in Hiroshima, Japan.
This panoramic virtual tour allows visitors to "walk"
around Seifu-ike Pond for prime cherry blossom viewing, sit in the Seifukan Tea House, and explore the rest of the garden paths at their own pace.

|
|
You can take a video tour of the famed Winchester Mystery House — all from the comfort of your own couch, where the ghosts (I assume) won't be able to find you
Access through link below!
|
Skip the airfare (turbulence included) and tour Machu Picchu by internet — a special 360° technology allows you to feel as if you're exploring this Inca Citadel by foot. There's even an audio guide that details each section you explore.

As we're all dealing with the effects of COVID-19 on our lives, I want to share encouraging news: the government has approved the $2.2 trillion Coronavirus Aid, Relief and Economic Security (CARES) Act which will help millions of people in this critical time. Perhaps even you.
This sweeping legislation is unprecedented in the history of our nation and provides significant economic assistance to address the impact of COVID-19. The CARES Act is over 800 pages long, but here are some of the economic provisions most relevant for you.
|
What this means for you
and your loved ones
|
|
If you're eligible for a cash payment
Most individuals earning less than $75,000 can expect a one-time cash payment of $1,200. Married couples would each receive a check and families would get $500 per child. That means a family of four earning less than $150,000 can expect $3,400.
|
If you or someone you know has lost a job
States will still continue to pay unemployment to people who qualify. This bill adds $600 per week from the federal government on top of whatever base amount a worker receives from the state. That boosted payment will last for four months.
|
|
|
If you're a small business owner
The bill provides $10 billion for grants of up to $10,000 to provide emergency funds for small businesses who qualify for the Economic Injury Disaster Loan to cover immediate operating costs.
The Small Business Administration has rolled out the Paycheck Protection Program applications and guidelines. This program is a $350 billion program to provide loans of up to $10 million per business. Certain portions of that loan will be forgiven used to maintain payroll, keep workers on the books, or pay for rent, mortgage and existing debt could be forgiven, provided workers stay employed through the end of June.

If you would like to learn more about all the contents in the CARES Act, please see this article.
Please do not hesitate to reach out should you have any questions, or if you would like to chat.

"I was extremely surprised to get multiple offers during the SIP, as we didn't have very many showings. After understanding the 3D virtual tours that you prepared for I was ecstatic to see the number of online showings we had leading to multiple offers, keeping my family safe and sound."

Paul Sabbagh
Two new buyers house hunting.
“You're correct Paul, from all the home reports you have shared with us via Zoom, and in person showings at vacant homes, we agree this is a great time to buy with low competition and great interest rates."
“We are ready to make an offer Paul, and as you said, “It is not a housing crisis, it's a health crises”
