Here is a story I would like to share from Silicon Valley Business Journal
"Despite the Covid-19 pandemic, home prices have continued to increase across the United States, says a new report from real estate database CoreLogic.
But the company’s future risk assessment for some areas shows a high probability of decline nationally on the order of 1.3%, which would be the first in nine years. That’s especially true in areas where the local economy is dependent on tourism or the oil and gas industry, where the likelihood of decline (not the amount) is more than 60%.
That’s obviously not the case for the San Jose metropolitan area of Santa Clara and San Benito counties, where CoreLogic expects home prices to be 6% higher next April than they were two months ago, making it one of the most resilient markets in the nation.
This is counter to the prediction of County Assessor Larry Stone, who told an online meeting of local officials Monday that he expects local home prices to decline in 2021 — putting pressure on public school revenue, which is heavily dependent on property taxes.
As other reports have indicated, the sharp reduction in home-buying activity – both on the sellers’ and buyers’ sides – has combined to support the local and national market so far through the pandemic.
“The very low inventory of homes for sale, coupled with homebuyers’ spur of record-low mortgage rates, will likely continue to support home price growth during the spring,” Frank Nothaft, CoreLogic’s chief economist, said in a press release. “If unemployment remains elevated in early 2021, then we can expect home prices to soften. Our forecast has home prices down in 12 months across 41 states.”
As evidence, the report pointed to Houston, dependent on the hard-hit energy sector, as having one of the lowest YOY price increases at just 0.7%.
What makes the San Jose market unique, and the Bay Area as a whole in this respect, is that home prices here have long been out of reach for most people outside tech. They simply aren’t part of a real estate agent’s customer base as they would in markets elsewhere.

The tech sector, which pays salaries sufficiently high to afford Silicon Valley homes, is where the fewest layoffs have occurred because much of that work can be done on a laptop.
“It’s all about jobs,” Campbell Realtor George Saghafian told the Business Journal in late April. “I watch the companies closely, Facebook and Google. If those guys say, hey, we're getting rid of some departments and possibly laying off, that's going to be the start of the downturn probably in our area.”
The leisure and hospitality sector of Silicon Valley’s economy took the biggest job loss hit in April, losing 55,900 jobs for the month year-over-year. Second was retail, which shed 15,000 jobs."
